'악성 미분양' 찜찜하네…2년여 만에 최다6월말 기준 준공 후 미분양전월比 5.7% 늘어 9399가구인천 등 수도권 23.3% 증가거래량은 4.5% 늘어 회복세인허가·착공 실적은 감소전국 미분양 주택이 4개월째 줄어들고 있는 가운데 ‘악성 아파트’로 분류되는 준공 후 미분양은 2년여 만에 최고치를 경신했다. 서울을 중심으로 분양 경쟁률이 높아지면서 준공 전 미분양은 일부 소화되고 있다. 하지만 입지가 좋지 않거나 수요보다 공급이 많은 지역의 악성 미분양은 지속적으로 늘어나 1만 가구 돌파를 앞두고 있다.

대구 등 영남 ‘악성 미분양’ 여전31일 국토교통부에 따르면 6월 말 기준 전국 미분양 주택은 전달보다 3.6% 줄어든 6만6388가구로 집계됐다. 지난 2월 약 7만5000가구를 찍은 이후 3월 약 7만2000가구로 줄어든 뒤 넉 달 연속 감소세가 이어졌다.준공 후에도 주인을 찾지 못한 악성 미분양은 전국에 9399가구로, 전월 대비 5.7% 증가했다. 이는 2021년 4월(9440가구) 이후 2년2개월 만에 최대다. 준공 후 미분양은 2020년 6월 1만8560가구에서 점진적인 내리막길을 걷다가 지난해 5월 6830가구로 저점을 찍었다. 이후 7000가구대에서 등락을 반복하다 2월 8000가구를 넘어선 뒤 1만 가구 돌파를 눈앞에 두게 됐다.준공 후 미분양 증가 폭은 수도권이 지방보다 컸다. 수도권 준공 후 미분양은 1992가구로, 전월보다 23.3% 늘어났다. 지방은 7407가구로 1.8% 증가했다. 인천의 준공 후 미분양 물량이 전월보다 46.5% 늘어난 677가구, 서울은 31.9% 증가한 484가구로 조사됐다.준공 후 미분양 물량이 가장 많은 지역은 전남으로 1194가구에 달했다. 분양 시장이 침체한 대구는 861가구로 전국에서 두 번째로 많았다. 경북이 846가구로 그 뒤를 이었다. 업계 관계자는 “악성 미분양이 증가하면 일부 부동산 프로젝트파이낸싱(PF) 대출이 지급 불능으로 이어질 수 있다”고 지적했다. 거래는 회복…인허가는 줄어주택 거래량은 회복세를 나타냈다.
