4대 금융지주, 해외 상업용 부동산 익스포저 17.8조원은행, 선순위 대출 비중 커증권·보험사가 상대적으로 부실 위험 커

(왼쪽부터)국민은행, 신한은행, 우리은행, 하나은행 사옥 전경 국내 금융지주가 해외 상업용 부동산 투자에 대한 위험 관리에 나섰다. 최근 해외 상업용 부동산의 가치 하락이 이어지면서 올해 하반기부터 관련 투자 손실이 현실화될 가능성이 커지고 있기 때문이다. 금융지주는 투자를 진행한 해외 사업용 부동산 전수조사를 통해 손실 위험을 파악하고 필요 시 충당금까지 적립할 예정이다.1일 각 금융지주에 따르면 4대 금융지주의 해외 상업용 부동산 익스포저는 17조8000억원 수준인 것으로 집계됐다. 각 금융지주가 실적 발표 당시 공개한 익스포저 규모는 KB금융 5조9000억원, 하나금융 4조6000억원, 신한금융 4조원, 우리금융 3조3000억원이다.KB금융의 경우 해외 상업용 부동산 투자 중 60% 이상이 선순위 및 담보 비중이 높은 은행 취급 건이다. 다만, 일부 오피스 관련 자산에서 손실처리 및 충당금이 인식될 여지는 존재한다. 하나금융의 상업용 부동산 자산은 은행이 약 1조3000억원을 가지고 있으며, 증권에서 2조4000억원가량을 가지고 있다. 신한금융 역시 미주, 유럽을 중심으로 오피스 빌딩 투자를 단행했다.글로벌 긴축 기조의 영향으로 해외 부동산 시장이 침체되면서 해외 상업용 부동산 투자 리스크는 현실화되고 있다. 금융지주의 투자 대상은 주로 미주, 유럽에 위치한 오피스 빌딩, 호텔 등이다. 그런데 코로나19 영향에 따른 재택근무 확산 등으로 공실률이 높아지면서 투자한 상업용 부동산의 가치가 떨어지고 있는 것이다. 미국의 오피스 공실률은 지난 3월 말 기준 13.82% 수준으로 코로나19 이전인 2019년 말 9.9%보다 높은 수준이다. 유럽 역시 상업용 부동산 거래 규모가 급감했다. 모건스탠리 캐피털 인터내셔널(MSCI)에 따르면 올해 1분기 유럽의 상업용 부동산 거래 규모는 365억 유로(약 51조원)로 전년 대비 62% 감소했다.
