입주 앞두고 전용 84㎡ 45억9천만원에 거래…프리미엄만 약 20억↑"거래 취소되지 않는다면, 첫 40억대 선 공고해질 것"서울 서초구 반포동 '래미안 원베일리' 입주권 가격이 지난달 40억 중반대에 팔리며 신고가를 갈아치웠다. 지난 2021년 6월 분양 당시 조합원 분양가에서 프리미엄만 20억이 넘게 붙은 상황이다.입주가 코앞으로 다가오면서 '아크로리버파크'의 뒤를 이어 '래미안 원베일리'가 '반포 대장주'를 이어받을 것이란 분석에 힘이 실리며 거래가격이 오르고 있는 것으로 풀이된다. 서울 전역에서 오름세가 나타나는 가운데 강남 한복판에서는 신고가 행진이 눈에 띄게 늘어나 전반적인 가격흐름이 우상향으로 가는 것 아니냐는 지적도 더욱 늘어나는 분위기다.5일 국토교통부 실거래가 공개시스템에 따르면 래미안 원베일리 전용 84.98㎡는 지난달 15일 45억9천만원(13층)에 중개 거래됐다. 해당 면적대는 조합원 물량으로만 공급됐다.

[사진=김서온 기자]동일면적대 입주권은 올해 5월과 6월 각각 39억2천만원(5층), 37억1천400만원(21층)에 계약이 성사됐다. 지난해는 동일면적대 입주권 거래가 2건 발생했다. 지난해 3월 38억7천407만원(18층), 12월 32억(13층)에 팔렸다.입주권 거래 집계가 시작된 지난 2021년에는 33억5천만원(27층)에 실거래됐다. 입주를 목전에 두고 첫 40억원대에 진입하며, 2년 새 12억이 오르는 상승세를 보였다.단지는 지난 2021년 분양 당시 역대 최고 수준 분양가로 책정돼 '고분양가' 논란이 있었지만, 10억원대의 시세 차익을 노릴 수 있는 '로또 청약'으로 이목을 집중시킨 바 있다. 최근 입주권이 최고가를 기록하며 최초 거래가에서 시세 차익(10억원) 만큼 몸값을 끌어올리고 있다.인근 R부동산 대표공인중개사는 "과거에도 고점에 거래됐다가 거래가 취소된 매물이 있어 매물을 내놓은 집주인들과 관심을 보이는 예비 매수자들도 실제 이 가격에 거래됐는지 문의하고 있다"며 "동일면적대 기준 현재 최고 호가는 45~46억원대인데, 이는 조합원 분양가 기준 프리미엄만 21~24억원 붙은 가격"이라고 말했다.
