한국부동산원의 5일 조사 결과 올해 상반기 서울 아파트를 매수한 30대의 비율은 직전 분기(24.2%)보다 8%포인트(p) 이상 오른 32.9%로 집계됐다. 같은 기간 외지인의 매입 비중은 부동산원이 관련 통계를 내기 시작한 2006년 이후 반기 기준으로 가장 높은 26.1%를 기록했다.사진=뉴시스 침체된 부동산 시장을 부양하기 위해 정부가 내놓은 각종 규제완화책이 하나둘 시행됨에 따라 하락장에 머무르던 서울시내 아파트의 매도 호가가 오르며 30대와 외지인의 매입 비중이 커졌다. 집값이 우상향 곡선을 그리기 시작하면서 지금이 아니면 집을 사지 못할 수 있다는 인식이 확산된 것으로 보인다.5일 한국부동산원 조사에 따르면 올 상반기 30대의 서울 아파트 매입 비중은 지난 1년 6개월 새 가장 높은 32.9%를 기록했다. 지난 2021년 상반기와 하반기 각각 36.5%와 36.4%로 집계됐던 30대 아파트 매매 비율은 지난해 상반기 30.5%로 떨어졌다. 고금리 여파로 대출 이자 부담이 본격적으로 증대되기 시작한 하반기에는 24.2%까지 내렸으나 올 상반기에 다시 30%대를 넘어섰다. 집값 하락과 이에 따른 정부의 각종 규제완화책이 본격 시작된 것이 주된 원인으로 꼽힌다.서울 아파트 매매가격은 지난해 말 기준 최고가를 찍었던 2020~2021년보다 40%가량 떨어졌다. 가격이 더 내릴 수 있다는 인식이 퍼지며 매수심리는 위축됐고 거래량은 얼어붙었다. 정부는 부동산 시장 경착륙을 막기 위해 15억원 초과 고가 아파트의 주택담보대출과 다주택자 규제지역과 임차보증금 반환목적의 주담대 등도 허용했다. 정책 모기지도 주택 거래량을 끌어올렸다. 지난 2월 연 4% 금리의 특례보금자리론이 등장하며 '내 집 마련' 수요가 크게 늘었다. 한국주택금융공사(HF)에 따르면 올해 상반기 특례보금자리론 유효신청 금액 중 56.4%는 신규주택 구입에 사용된 것으로 나타났다. 절반 넘게 집 장만에 나선 것이다. 같은 기간 외지인 매입 비중은 26.1%으로 부동산원이 아파트 거래량 조사를 시작한 2006년 이래 반기 기준으로 가장 많았다.
